About the home

This is 2 homes side by side, each with its own front door and its own design, joined by a sliding gate between the yards. Open the gate and the lot becomes one space: a swimming pool, a hot tub, a fire pit, ping pong, cornhole, BBQ grills and string lights running through both yards. Out front there is a full turf soccer field with goals at each end and a grass pickleball court, balls and paddles included. Inside, the 2 homes look nothing alike, one dark and designed, the other bright and built around a record collection.

The space

Unit A is dark and warm inside. The living room has navy walls and a layout made for hanging out, and it runs straight into an open, fully stocked kitchen with barstool seating at the peninsula. It has 4 bedrooms sleeping 12: a king primary with an ensuite covered in bold geometric tile, a warm and colorful queen room with its own closet, a room with 2 full beds and a sliding glass door to the backyard, and a bunk room with 2 twin-over-twin bunks and its own ensuite glass shower.

Unit B is brighter and louder. Record shelves line the living room walls with classic albums on display, there is a record player on the credenza, and a sign reading PUT YOUR RECORDS ON. The kitchen opens right into it, fully stocked, with a butcher block island. It has 3 bedrooms sleeping 12: a king primary with a sliding glass door onto the pool and an ensuite with a glass enclosed walk in shower, a room that fits 6 across 2 twin-over-full bunks, and a room with 2 full beds and bright walls.

Open the sliding gate and both backyards become one. Unit A's side has the hot tub under the trees, the fire pit with seating all around it, cornhole and a gas grill. Unit B's side has the in ground pool, 2 long picnic tables under big teal umbrellas, ping pong, more cornhole, bean bag lounges and another gas grill. String lights run through both yards.

Unit B's front yard holds a turf field with soccer goals at each end, balls included, and a grass pickleball court with paddles ready to go.

Guest access

Both units and every outdoor space are yours: the backyards, the front yard turf field and everything in between.

A few notes

This is a quiet residential neighborhood, so no parties, loud gatherings or disturbances. Keep noise reasonable through the day, and after 10pm no sound should carry beyond the property line. Those are City of Austin regulations.

No smoking anywhere on the property. No pets. Children need an adult with them at the pool or hot tub.

The neighborhood

A genuinely local East Austin block.

Wonderland is in East Austin's MLK neighborhood, one of the city's more established and genuinely local pockets. Downtown is a short drive, Mueller is close, and so is the airport.

The food and the bars are right at the door. Micklethwait Craft Meats for some of the best barbecue in the city, Jacoby's for ranch to table dinner on the Colorado River, Contigo for a patio night, and Este for coastal Mexican that is worth the wait. East 6th and Manor Road are both close for bars, coffee and whatever else the group is into.

    We had both houses and they matched the description & pictures. Check in was easy & efficient. The one minor issue we ran into was resolved promptly. Entire space was large enough for multiple couples and kids. Pool was a great, central gathering place for the group during the hot days. No safety concerns during entire stay, neighbors were chill. No issues with SUV parked on street. Hosts were responsive & friendly. Would return & recommend.

    This Airbnb created an amazing experience for me and my family during my daughter's graduation weekend. There was plenty of room and alot of activities at the house. The host were amazing!!!!! We definitely will be renting this Airbnb again I highly recommend.

    This house was amazing because it had 2 units which accommodated us perfectly for 16 ppl. We did have an A/C problem in one of the unitd when we arrived but the host was very nice & sent someone within an hour to fix the a/c unit. The house was very clean and organized but we see a few small roaches in the kitchen. I will definitely recommend this place in Austin because the hot tub, pool, and firepit set up was 10/10.

1. CHECK IN /CHECK OUT - Check in time is 4:00 PM. Check out time is 11:00 AM. Unless otherwise authorized by the Host.

2. PARTIES AND EVENTS - We do not allow parties, loud gatherings or events of any sort to be held in the property. We greatly appreciate your compliance on this as we do not want any issues with our neighbors or the city. Any reports or evidence of a party or organized event taking place will lead to an immediate vacation of the property, without reimbursement.

3. NOISE - Please keep the noise level down throughout the day, but especially after 10 p.m. in accordance with the city bylaws and to not disturb the neighbors.

4. BROKEN ITEMS - Please inform the Host of any damages or broken items noticed upon your arrival. Furthermore, accidents happen and if something breaks during your stay, please inform us, in order for us to replace or repair it prior to a following Guest's stay.

5. NEIGHBORS - Guests must notify the Host of any complaints from neighbors as soon as possible.

6. PETS - We do not allow pets or animals of any sort. Any evidence of pets or animals will be subject to an additional cleaning fee of $500.

7. SMOKING - Smoking is not permitted inside the property, or outside while still in the premises of the property. Any evidence of smoking on the property premises will incur an additional cleaning fee of $1,000.

8. VISITORS - Guests are responsible for their visitors. Visitors must comply with the House Rules, and Guests will be held liable for any violation as if the violation was carried out by the Guests.

9. GARBAGE AND RECYCLING - Guests are to dispose of garbage and recycling into the allocated bins. Excess rubbish must not be left in public or common areas.

10. SECURITY - Guests must ensure that all doors, windows and gates are properly locked every time they leave the property, and at the end of their stay. Failure to maintain the security of the property (locking doors and windows) will result in a $200 fine and Guests will be held responsible for any related damages/theft that occur during their stay.

11. POOL - Swimming is at your own risk. All children must be accompanied by an adult while in the pool area. For your safety, no diving or jumping into the pool is permitted. Please do not run around the pool area.

Please keep all glass and food away from the pool, and clean up after yourselves.

Please keep noise levels to a reasonable level to respect our neighbors.

Do not tamper with pool equipment or attempt to adjust pool settings.

If there are any issues with the pool, or anything is broken and/or spilled into the pool, please contact us immediately.

12. HOT TUB - The hot tub is for your relaxation, but please follow these guidelines:
- Remove and store the cover properly as outlined in the manual.
- Do not use the cover as a seat or table.
- Turn off all settings and close the cover securely after each use.
- No food, drinks, or glassware are allowed in the hot tub to prevent damage or injury.
- Guests will be held responsible for any misuse or damage to the hot tub.

13. BBQ GRILL - If you plan to use BBQ - please only do so if you are familiar with propane gas grills. If you need help or guidance please call management. This is to ensure your safety. The BBQ grill is in the backyard and is propane gas operated. We ask that Guests clean up the grill after each use, including pouring out the drip pan. Failure to do so may incur a grill cleaning fee of $100.

When finished using the grill, please ensure that the propane valve AND grill burners are shut off. Failure to do so may damage the property and Guests will be held liable for any damage that result.

14. FIRE PIT - The fire pit should be used responsibly at all times. Never leave it unattended while in use. Always turn the propane off completely after use. Keep flammable items away from the flames, and do not place anything on top of the unit. Make sure it is fully off before heading in for the night.

15. FIREWORKS - The use of fireworks anywhere on the property premises is strictly forbidden, subject to a a $500 fine and Guests will be held responsible for any related damages that occur.

16. PARKING - Parking is limited to 2 vehicles in each driveway. Do not park on the gravel or the turf. Free street parking is also available.

17. REPAIRS AND REPLACEMENTS - Every attempt is made to maintain the property in the best of condition. The Host does not guarantee that appropriate repair and or replacement will be performed during the Guests' stay. It is the Guests' responsibility to immediately notify the Host of any issues with the property during their stay so that repairs and or replacement may be promptly taken care of to the best of the Host's ability.

The Host is not responsible for any occurrences to which we have no immediate control. These inconveniences include but are not limited to: weather conditions, power outages, road conditions or breakage of non-essential appliances (including, but not limited to: dishwasher, grill, pool heater, washer and dryer)

*Please inform us if any of the equipment in the house is not operating correctly. We will make every reasonable effort to make repairs as quickly as possible.

18. TOILET - Do not flush anything down the toilet other than toilet paper. This can cause plumbing issues and Guests will be held responsible for any related damages that occur.

Cancellation

Cancel 7 or more days before check-in for a full refund, less a 3% payment processing fee. Inside 7 days, the booking is non-refundable.
