About the home

The dark, designed half of the compound. The living room and kitchen are one open space with navy walls, a gas range and barstool seating at the peninsula, so everyone ends up in the same room whether they planned to or not. Out back, a hot tub sits under the trees alongside a gas fire pit with seating all around it, a large sectional, cornhole and a gas grill. A cedar fence and mature trees keep the yard private, and string lights run the perimeter. The front yard turf field and Unit B's backyard are not part of this booking.

The space

The living room and kitchen are one open space, dark and warm. There is plenty of seating, a fully stocked kitchen with a gas range, and barstool seating at the peninsula.

There are 4 bedrooms sleeping 12. The primary has a king bed and its own ensuite, covered floor to ceiling in bold black and white geometric tile. The queen room is bright and colorful with its own closet. The third bedroom has 2 full beds and a sliding glass door that opens straight to the backyard. The fourth is the bunk room: 2 twin-over-twin bunks and a private ensuite with a glass shower.

Out back there is a hot tub tucked under the trees, a gas fire pit with seating all around it, a large sectional for lounging, cornhole and a gas grill. String lights run the perimeter, the cedar fence keeps it fully private, and the mature trees overhead close it in.

Guest access

The whole of Unit A is yours, the entire interior plus the backyard, hot tub, fire pit and BBQ grill. The front yard turf field and Unit B's backyard are not included.

A few notes

Unit A and Unit B share a wall. Be considerate of whoever is staying next door, and stay in Unit A and its own outdoor spaces.

This is a quiet residential neighborhood, so no parties, loud gatherings or disturbances. Keep noise reasonable through the day, and after 10pm no sound should carry beyond the property line. Those are City of Austin regulations.

No smoking anywhere on the property. No pets. Children need an adult with them at the hot tub.

The neighborhood

MLK, near Manor Road and Mueller.

Unit A sits in East Austin's MLK neighborhood, an established and genuinely local part of the city. Mueller is close, the airport is close, and downtown is a short drive.

Dinner is a short way out the door. Micklethwait Craft Meats for some of the best barbecue in the city, Jacoby's for ranch to table on the Colorado River, Contigo for a night on the patio, Este for coastal Mexican. Manor Road and East 6th both run close by for bars, coffee and whatever else the group is into.

    We hosted a group of 7 women.
    The space was perfect for our trip. It was clean and had everything we needed. It looks just as pictured and the host was very responsive.

    We had a great stay! The host was very responsive and provided clear instructions from start to finish and we really appreciated the extra hour for late checkout. The beds were comfortable, everything was clean, and the home looked exactly like the pictures. The house looked a little smaller from the outside when we first arrived, but once we got inside it was surprisingly spacious and a great size for our stay. The driveway is a bit small, but we were able to fit two vehicles, and there is additional street parking available if needed. Overall, we had a wonderful experience and would definitely stay here again! 😊

1. CHECK IN /CHECK OUT - Check in time is 4:00 PM. Check out time is 11:00 AM. Unless otherwise authorized by the Host.

2. PARTIES AND EVENTS - We do not allow parties, loud gatherings or events of any sort to be held in the property. We greatly appreciate your compliance on this as we do not want any issues with our neighbors or the city. Any reports or evidence of a party or organized event taking place will lead to an immediate vacation of the property, without reimbursement.

3. NOISE - Please keep the noise level down throughout the day, but especially after 10 p.m. in accordance with the city bylaws and to not disturb the neighbors.

4. BROKEN ITEMS - Please inform the Host of any damages or broken items noticed upon your arrival. Furthermore, accidents happen and if something breaks during your stay, please inform us, in order for us to replace or repair it prior to a following Guest's stay.

5. NEIGHBORS - Guests must notify the Host of any complaints from neighbors as soon as possible.

6. PETS - We do not allow pets or animals of any sort. Any evidence of pets or animals will be subject to an additional cleaning fee of $500.

7. SMOKING - Smoking is not permitted inside the property, or outside while still in the premises of the property. Any evidence of smoking on the property premises will incur an additional cleaning fee of $1,000.

8. VISITORS - Guests are responsible for their visitors. Visitors must comply with the House Rules, and Guests will be held liable for any violation as if the violation was carried out by the Guests.

9. GARBAGE AND RECYCLING - Guests are to dispose of garbage and recycling into the allocated bins. Excess rubbish must not be left in public or common areas.

10. SECURITY - Guests must ensure that all doors, windows and gates are properly locked every time they leave the property, and at the end of their stay. Failure to maintain the security of the property (locking doors and windows) will result in a $200 fine and Guests will be held responsible for any related damages/theft that occur during their stay.

11. HOT TUB - The hot tub is for your relaxation, but please follow these guidelines:
- Remove and store the cover properly as outlined in the manual.
- Do not use the cover as a seat or table.
- Turn off all settings and close the cover securely after each use.
- No food, drinks, or glassware are allowed in the hot tub to prevent damage or injury.
- Guests will be held responsible for any misuse or damage to the hot tub.

12. BBQ GRILL - If you plan to use BBQ - please only do so if you are familiar with propane gas grills. If you need help or guidance please call management. This is to ensure your safety. The BBQ grill is in the backyard and is propane gas operated. We ask that Guests clean up the grill after each use, including pouring out the drip pan. Failure to do so may incur a grill cleaning fee of $100.

When finished using the grill, please ensure that the propane valve AND grill burners are shut off. Failure to do so may damage the property and Guests will be held liable for any damage that result.

13. FIRE PIT - The fire pit should be used responsibly at all times. Never leave it unattended while in use. Always turn the propane off completely after use. Keep flammable items away from the flames, and do not place anything on top of the unit. Make sure it is fully off before heading in for the night.

14. FIREWORKS - The use of fireworks anywhere on the property premises is strictly forbidden, subject to a a $500 fine and Guests will be held responsible for any related damages that occur.

14. PARKING - Parking is limited to 2 vehicles in the driveway of unit A. Do not park on the gravel or the turf, and do not park in unit B’s driveway. Free street parking is also available.

15. REPAIRS AND REPLACEMENTS - Every attempt is made to maintain the property in the best of condition. The Host does not guarantee that appropriate repair and or replacement will be performed during the Guests' stay. It is the Guests' responsibility to immediately notify the Host of any issues with the property during their stay so that repairs and or replacement may be promptly taken care of to the best of the Host's ability.

The Host is not responsible for any occurrences to which we have no immediate control. These inconveniences include but are not limited to: weather conditions, power outages, road conditions or breakage of non-essential appliances (including, but not limited to: dishwasher, grill, pool heater, washer and dryer)

*Please inform us if any of the equipment in the house is not operating correctly. We will make every reasonable effort to make repairs as quickly as possible.

16. TOILET - Do not flush anything down the toilet other than toilet paper. This can cause plumbing issues and Guests will be held responsible for any related damages that occur.

Cancellation

Cancel 7 or more days before check-in for a full refund, less a 3% payment processing fee. Inside 7 days, the booking is non-refundable.
