A navy bungalow with burnt-orange Western style, built for game days, grad weekends and big family trips. The open living, dining and kitchen is where everyone lands, with live-edge wood, deep green walls and Longhorn touches throughout. Down the hall there's an arcade nook with 2 classic stand-up arcades and wall-mounted board games. Out back, a hot tub under string lights, a gas fire pit ringed with burnt-orange Adirondacks, a grill, a bocce ball court and cornhole, all under mature shade trees and fully fenced.

The space

The living, dining and kitchen are one open room. There's an oversized sectional, a long dining table, and stools at the island while the cook works a fully stocked kitchen. Live-edge wood, deep green walls and Longhorn touches run through it.

5 bedrooms sleep 15. The primary has a king bed and a private ensuite. The second has a queen, lit by glowing marquee cowboy boots. The third has a queen. The fourth has 2 full beds. The fifth has a queen-over-queen bunk with a twin trundle and a desk for anyone working remote. 3 full bathrooms: the primary ensuite plus 2 guest baths with tub and shower combos.

Down the hall, the arcade nook has 2 classic stand-up arcades, wall-mounted board games and a spot to pull up and play.

Out back, the hot tub sits under string lights and the gas fire pit is circled with burnt-orange Adirondack chairs. There's a grill beside a big outdoor table, a bocce ball court and cornhole boards, and an outdoor TV for the pre-game. Mature shade trees cover the yard and it's fully fenced.

A few notes

This is a quiet residential neighborhood, so no parties or loud gatherings, and nothing audible past the property line after 10pm. Those are City of Austin rules and we enforce them.

No smoking anywhere on the property. No pets. Children need an adult with them at the hot tub.

The neighborhood

North Campus, a walk from UT.

Western Tailgate is in North Campus, one of Austin's most walkable pockets, a short walk from the University of Texas. For a game, move-in weekend, a campus tour or graduation you can leave the car parked and get to most of it on foot.

Guadalupe Street, known as The Drag, is close by, packed with coffee shops, casual eats, vintage stores and student favorites. Barbecue, Indian, pizza, seafood and tacos are all within easy reach, as are the UT Tower, the Blanton Museum of Art and the LBJ Presidential Library. Downtown, the Texas Capitol, and the music and nightlife of Sixth Street and Rainey are a short drive. The residential streets here are quiet and tree-lined, steps from the buzz of campus.

1. CHECK IN /CHECK OUT - Check in time is 4:00 PM. Check out time is 11:00 AM. Unless otherwise authorized by the Host.

2. PARTIES AND EVENTS - We do not allow parties, loud gatherings or events of any sort to be held in the property. We greatly appreciate your compliance on this as we do not want any issues with our neighbors or the city. Any reports or evidence of a party or organized event taking place will lead to an immediate vacation of the property, without reimbursement.

3. NOISE - Please keep the noise level down throughout the day, but especially after 10 p.m. in accordance with the city bylaws and to not disturb the neighbors.

4. BROKEN ITEMS - Please inform the Host of any damages or broken items noticed upon your arrival. Furthermore, accidents happen and if something breaks during your stay, please inform us, in order for us to replace or repair it prior to a following Guest's stay.

5. NEIGHBORS - Guests must notify the Host of any complaints from neighbors as soon as possible.

6. PETS - We do not allow pets or animals of any sort. Any evidence of pets or animals will be subject to an additional cleaning fee of $500.

7. SMOKING - Smoking is not permitted inside the property, or outside while still in the premises of the property. Any evidence of smoking on the property premises will incur an additional cleaning fee of $1,000.

8. VISITORS - Guests are responsible for their visitors. Visitors must comply with the House Rules, and Guests will be held liable for any violation as if the violation was carried out by the Guests.

9. GARBAGE AND RECYCLING - Guests are to dispose of garbage and recycling into the allocated bins. Excess rubbish must not be left in public or common areas.

10. SECURITY - Guests must ensure that all doors, windows and gates are properly locked every time they leave the property, and at the end of their stay. Failure to maintain the security of the property (locking doors and windows) will result in a $200 fine and Guests will be held responsible for any related damages/theft that occur during their stay.

11. HOT TUB - The hot tub is for your relaxation, but please follow these guidelines:
- Remove and store the cover properly as outlined in the manual.
- Do not use the cover as a seat or table.
- Turn off all settings and close the cover securely after each use.
- No food, drinks, or glassware are allowed in the hot tub to prevent damage or injury.
- Guests will be held responsible for any misuse or damage to the hot tub.

12. BBQ GRILL - If you plan to use BBQ - please only do so if you are familiar with propane gas grills. If you need help or guidance please call management. This is to ensure your safety. The BBQ grill is in the backyard and is propane gas operated. We ask that Guests clean up the grill after each use, including pouring out the drip pan. Failure to do so may incur a grill cleaning fee of $100.

When finished using the grill, please ensure that the propane valve AND grill burners are shut off. Failure to do so may damage the property and Guests will be held liable for any damage that result.

13. FIRE PIT - The fire pit should be used responsibly at all times. Never leave it unattended while in use. Always turn the propane off completely after use. Keep flammable items away from the flames, and do not place anything on top of the unit. Make sure it is fully off before heading in for the night.

14. FIREWORKS - The use of fireworks anywhere on the property premises is strictly forbidden, subject to a a $500 fine and Guests will be held responsible for any related damages that occur.

15. PARKING - Guests can park in the driveway, pulling in up to the wooden gate. Please do not block the part of the driveway where it curves toward the neighboring property - the neighbor shares that access and needs it kept clear to get in and out at all times. Additional free street parking is available out front.

16. REPAIRS AND REPLACEMENTS - Every attempt is made to maintain the property in the best of condition. The Host does not guarantee that appropriate repair and or replacement will be performed during the Guests' stay. It is the Guests' responsibility to immediately notify the Host of any issues with the property during their stay so that repairs and or replacement may be promptly taken care of to the best of the Host's ability.

The Host is not responsible for any occurrences to which we have no immediate control. These inconveniences include but are not limited to: weather conditions, power outages, road conditions or breakage of non-essential appliances (including, but not limited to: dishwasher, grill, pool heater, washer and dryer)

*Please inform us if any of the equipment in the house is not operating correctly. We will make every reasonable effort to make repairs as quickly as possible.

17. TOILET - Do not flush anything down the toilet other than toilet paper. This can cause plumbing issues and Guests will be held responsible for any related damages that occur.

Cancellation

Cancel 7 or more days before check-in for a full refund, less a 3% payment processing fee. Inside 7 days, the booking is non-refundable.
