Two modern homes on one lot, booked together. One has a full kitchen, the other a coffee bar. Both have balconies, and both rooftops look out over the city. The backyard between them holds a hot tub, a BBQ grill and giant outdoor games.

The space

Two homes share one lot. Together they have 4 bedrooms, 2 queen size pull-out couches and 4.5 bathrooms, so a group can spread out across both and still be in the same place.

One home has a full kitchen for cooking. The other has a coffee bar. Both have balconies, and both rooftops are set up for the view over the city.

The backyard is shared between them. It is turfed, with a hot tub, a BBQ grill, giant outdoor games, plenty of seating and a patio heater for cooler nights. On the way in there is a colorful "Welcome to Austin" mural, misspelled and left that way.

Guest access

The whole property is yours, both homes and the backyard between them.

A few notes

This is a quiet neighborhood, so no parties or loud gatherings. Keep noise at a reasonable level through the day, and after 10pm nothing should carry beyond the property line. That is a City of Austin rule.

No smoking anywhere on the property. No pets. Children need an adult with them in the hot tub.

The neighborhood

Two homes in East Cesar Chavez.

The lot sits in East Cesar Chavez, on the near east side. Franklin Barbecue is close by, and so is Revelry and its gumbo. There is a local café a block away.

Rainey Street, with its bars and live music venues, is a short walk. Downtown is close, and I-35 is right there for everything further out, which makes SXSW, ACL and the rest of the calendar easy to reach. The lot itself stays tucked back from all of it.

    Had a great stay here! Host was on top of messaging before and during stay. Loved having the flexibility of an early check in to accommodate guests who had an early flight option.

    Extremely walkable to Rainey street and easy access to the freeway. Would recommend to others!

    Definitivamente me volvería a hospedar aquí. Fue para el cumpleaños de mi novio y a todos nos encantó, éramos varias personas y todos pudimos dormir muy bien, incluso los que durmieron en los sofás. Está muy céntrico lo que volvió toda la experiencia de Austin mucho más satisfactoria. El patio está muy bueno, todos disfrutamos mucho ahí cuando llegábamos de 6th street en l madrugada. La cocina estaba increíble, hacía hielo y tenía agua fría, lo que se agradece demasiado. Y también tenía café, te, sal, pimienta, aceite, y cosas que no quieres comprar para una estancia de dos días . La cocina estuvo muy bien equipada. Los cuartos bastante cómodos. Y para finalizar, la comunicación fue muy eficaz y muy amable también. Recomiendo este lugar, no tienes que preocuparte por naaaaada, solo disfrutar de Austin.

    We had a great time at this Austin home! The house was clean and comfortable. The location was convenient and made it easy to explore the city, while still enjoying a quiet place to relax. Check-in and check-out were very straightforward, and the host was friendly and responsive throughout our stay. We’d definitely stay here again and highly recommend to anyone visiting Austin!

    Great house, looked like the pictures. They include a variety of games like corn hole to use in the backyard. Comfortable beds, good sheets, communicative hosts. Would book again.

    Our stay here was really great. Myself and a few colleagues were in town for work and this was a much better option than the local hotels in the area. The only downside is the entrance to the property. It is very tight off a back alley which made it extremely difficult for us to park our vehicles inside the gate. If you drive anything larger than a 4 door sedan such as a truck or SUV, you will have a very hard time parking within the property.

    We enjoyed our stay! Everything was seamless. They provided extras of towels, pillows, irons, etc. which is helpful. We especially enjoyed the massive hot tub. Will stay there again if we return to Austin in the future!

1. CHECK IN /CHECK OUT - Check in time is 4:00 PM. Check out time is 11:00 AM. Unless otherwise authorized by the Host.

2. PARTIES AND EVENTS - We do not allow parties, loud gatherings or events of any sort to be held in the property. We greatly appreciate your compliance on this as we do not want any issues with our neighbors or the city. Any reports or evidence of a party or organized event taking place will lead to an immediate vacation of the property, without reimbursement.

3. NOISE - Please keep the noise level down after 10 p.m., in accordance with the city bylaws and to not disturb the neighbors.

4. BROKEN ITEMS - Please inform the Host of any damages or broken items noticed upon your arrival. Furthermore, accidents happen and if something breaks during your stay, please inform us, in order for us to replace or repair it prior to a following Guest's stay.

5. NEIGHBORS - Guests must notify the Host of any complaints from neighbors as soon as possible.

6. PETS - We do not allow pets or animals of any sort. Any evidence of pets or animals will be subject to an additional cleaning fee of $500.

7. SMOKING - Smoking is not permitted inside the property, or outside while still in the premises of the property. Any evidence of smoking on the property premises will incur an additional cleaning fee of $1,000.

8. VISITORS - Guests are responsible for their visitors. Visitors must comply with the House Rules, and Guests will be held liable for any violation as if the violation was carried out by the Guests.

9. GARBAGE AND RECYCLING - Guests are to dispose of garbage and recycling into the allocated bins. Excess rubbish must not be left in public or common areas.

10. SECURITY - Guests must ensure that all doors, windows and gates are properly locked every time they leave the property, and at the end of their stay. Failure to maintain the security of the property (locking doors and windows) will result in a $200 fine and Guests will be held responsible for any related damages/theft that occur during their stay.

11. BBQ GRILL - If you plan to use BBQ - please only do so if you are familiar with propane gas grills. If you need help or guidance please call management. This is to ensure your safety. The BBQ grill is in the backyard and is propane gas operated. We ask that Guests clean up the grill after each use, including pouring out the drip pan. Failure to do so may incur a grill cleaning fee of $100.

When finished using the grill, please ensure that the propane valve AND grill burners are shut off. Failure to do so may damage the property and Guests will be held liable for any damage that result.

12. PATIO HEATER - Use the patio heater responsibly and ensure propane is turned off when not in use. Instructions for operation are included in the manual. Guests will be held liable for any damage caused by improper use.

13. HOT TUB - The hot tub is for your relaxation, but please follow these guidelines:
• Remove and store the cover properly as outlined in the manual.
• Do not use the cover as a seat or table.
• Turn off all settings and close the cover securely after each use.
• No food, drinks, or glassware are allowed in the hot tub to prevent damage or injury.
• Guests will be held responsible for any misuse or damage to the hot tub.

14. ROOFTOP - Please use the balconies and rooftop responsibly. Do not lean over railings or attempt to climb onto or off the structure. Ensure children are supervised at all times. Guests will be held liable for any injuries or damages caused by unsafe behavior.

15. OUTDOOR GAMES - Outdoor games are stored in the shed and are available for your use. After playing, please return all items to the shed to protect them from weather damage. Guests will be charged for any missing or damaged equipment.

16. FIREWORKS - The use of fireworks anywhere on the property premises is strictly forbidden, subject to a a $500 fine and Guests will be held responsible for any related damages that occur.

17. PARKING - Parking is limited to 2 vehicles on the property—one behind each gate. Any additional vehicles must park in the alleyway. Please do not block neighbor access or leave vehicles in unauthorized areas.

18. REPAIRS AND REPLACEMENTS - Every attempt is made to maintain the property in the best of condition. The Host does not guarantee that appropriate repair and or replacement will be performed during the Guests' stay. It is the Guests' responsibility to immediately notify the Host of any issues with the property during their stay so that repairs and or replacement may be promptly taken care of to the best of the Host's ability.

The Host is not responsible for any occurrences to which we have no immediate control. These inconveniences include but are not limited to: weather conditions, power outages, road conditions or breakage of non-essential appliances (including, but not limited to: dishwasher, grill, pool heater, washer and dryer)

*Please inform us if any of the equipment in the house is not operating correctly. We will make every reasonable effort to make repairs as quickly as possible.

19. TOILET - Do not flush anything down the toilet other than toilet paper. This can cause plumbing issues and Guests will be held responsible for any related damages that occur.

Cancellation

Cancel 7 or more days before check-in for a full refund, less a 3% payment processing fee. Inside 7 days, the booking is non-refundable.
