About the home

Vaulted cedar ceilings, custom millwork and walls of glass shape this home. Upstairs, an open lounge runs out to a rooftop balcony with a fire pit. Downstairs, the kitchen sits under a skylight, and sliding glass doors open the ground floor onto a large shaded backyard with outdoor dining, a grill and lawn games. The space

The ground floor opens into a living space that runs into the kitchen. Under a skylight there is powder blue cabinetry and open shelving. Past it, a dining table sits beside a floor-to-ceiling library wall and an architectural staircase. Large sliding glass doors open the whole space to the backyard.

Both bedrooms are on this level. The primary suite has a queen bed and an ensuite with a soaking tub and a walk-in shower. The guest room has a twin XL over queen bunk.

Outside, the backyard is large and shaded, with outdoor dining, a grill and lawn games: ladder toss, bucket ball and bucket golf. It is fully enclosed, so dogs can run loose. The dining area sits beneath one of Austin's historic Moon Towers. The front yard is spacious and shaded as well.

Upstairs is a vaulted lounge under cedar ceilings, with a TV and a record player with a collection of vinyl. Glass doors open onto a balcony where a fire pit anchors the space. The lounge also has a queen sofa bed, which brings the home to 7 guests.

Guest access

The whole home is yours, including the backyard, the rooftop balcony with the fire pit and all the indoor living spaces.

A few notes

Pets are welcome, though the home suits smaller dogs. Keep pets off the furniture, and clean up after them inside and in the yard.

This is a quiet residential neighborhood, so no parties or loud gatherings. Keep noise at a reasonable level through the day, and after 10pm nothing should carry beyond the property line. That is a City of Austin rule.

No smoking anywhere on the property. Children need an adult with them at all times.

A leafy corner of Holly.

The home sits on a quiet residential street in Holly. Lady Bird Lake and the Ann and Roy Butler Hike-and-Bike Trail are close by, which covers morning runs, walks, paddleboarding and kayaking with the skyline in view.

Rainey Street and its bungalow bars and patios are a short ride, as are downtown, the Austin Convention Center and the live music venues. East Austin restaurants are nearby too: Launderette, Kemuri Tatsu-Ya, Justine's Brasserie and Joe's Bakery, with Desnudo Coffee and Figure 8 Coffee for the mornings.

    This home was beautiful. The photos do not do it justice it’s much better in person. We absolutely loved how this home looked and even took photos of it so i can do the same to my home. Most of the stuff to do is walkable and there are bunch of bars and restaurants near by. Always something to do

    The Tree House Social is a beautiful home on the east side, in a quiet neighborhood but close to all great coffee shops and restaurants. Would recommend and stay there again! The host was easy to communicate with!

    Our stay in Austin was absolutely wonderful. The location was incredibly convenient — walkable to so many great restaurants, coffee shops, and convenience stores, which made exploring the area so easy.

    The interior of the home was impeccable. From the moment you walk in, you can tell every detail of the design was intentionally thought out. The lighting, furniture, natural sunlight, books, artwork, seating areas, and color scheme all came together so beautifully. Honestly, it was just as enjoyable staying in and soaking in the space as it was going out around Austin.

    Some of our favorite touches were the record player, the encyclopedia nook, and the chess table — they gave the home so much personality and charm.

    The host was also extremely responsive and helpful when we had an issue with the gate, which we really appreciated. Would highly recommend this stay to anyone visiting Austin!

1. CHECK IN /CHECK OUT - Check in time is 4:00 PM. Check out time is 11:00 AM. Unless otherwise authorized by the Host.

2. PARTIES AND EVENTS - We do not allow parties, loud gatherings or events of any sort to be held in the property. We greatly appreciate your compliance on this as we do not want any issues with our neighbors or the city. Any reports or evidence of a party or organized event taking place will lead to an immediate vacation of the property, without reimbursement.

3. NOISE - Please keep the noise level down after 10 p.m., in accordance with the city bylaws and to not disturb the neighbors.

4. BROKEN ITEMS - Please inform the Host of any damages or broken items noticed upon your arrival. Furthermore, accidents happen and if something breaks during your stay, please inform us, in order for us to replace or repair it prior to a following Guest's stay.

5. NEIGHBORS - Guests must notify the Host of any complaints from neighbors as soon as possible.

6. PETS - We allow only 1 pet at a time at the property. Please clean up after your pets, in the house, backyard and front yard.

7. SMOKING - Smoking is not permitted inside the property, or outside while still in the premises of the property. Any evidence of smoking on the property premises will incur an additional cleaning fee of $1,000.

8. VISITORS - Guests are responsible for their visitors. Visitors must comply with the House Rules, and Guests will be held liable for any violation as if the violation was carried out by the Guests.

9. GARBAGE AND RECYCLING - Guests are to dispose of garbage and recycling into the allocated bins. Excess rubbish must not be left in public or common areas.

10. SECURITY - Guests must ensure that all doors, windows and gates are properly locked every time they leave the property, and at the end of their stay. Failure to maintain the security of the property (locking doors and windows) will result in a $200 fine and Guests will be held responsible for any related damages/theft that occur during their stay.

11. FIRE PIT - The indoor fireplace is for decorative use and should be handled with care. Do not move the glass screens on either side, and never place any items in or near the fireplace. Always ensure the fireplace is turned off when not in use, and never leave it unattended while lit. Guests will be held responsible for any damage caused by misuse.

12. BBQ GRILL & FIREPIT - If you plan to use BBQ or fire pit - please only do so if you are familiar with propane gas. If you need help or guidance please call management. This is to ensure your safety. The BBQ grill is in the backyard and is propane gas operated, as is the fire pit in the table. We ask that Guests clean up the grill after each use, including pouring out the drip pan. Failure to do so may incur a grill cleaning fee of $100.

When finished using the grill and/or fire pit, please ensure that the propane valve AND grill burners are shut off. Failure to do so may damage the property and Guests will be held liable for any damage that result.

13. EXERCISE EQUIPMENT - Use of the exercise equipment is at your own risk. Please use it with care.

14. FIREWORKS - The use of fireworks anywhere on the property premises is strictly forbidden, subject to a a $500 fine and Guests will be held responsible for any related damages that occur.

15. PARKING - Guests may park in the driveway. Free street parking is available.

16. REPAIRS AND REPLACEMENTS - Every attempt is made to maintain the property in the best of condition. The Host does not guarantee that appropriate repair and or replacement will be performed during the Guests' stay. It is the Guests' responsibility to immediately notify the Host of any issues with the property during their stay so that repairs and or replacement may be promptly taken care of to the best of the Host's ability.

The Host is not responsible for any occurrences to which we have no immediate control. These inconveniences include but are not limited to: weather conditions, power outages, road conditions or breakage of non-essential appliances (including, but not limited to: dishwasher, grill, pool heater, washer and dryer)

*Please inform us if any of the equipment in the house is not operating correctly. We will make every reasonable effort to make repairs as quickly as possible.

17. TOILET - Do not flush anything down the toilet other than toilet paper. This can cause plumbing issues and Guests will be held responsible for any related damages that occur.

Cancellation

Cancel 7 or more days before check-in for a full refund, less a 3% payment processing fee. Inside 7 days, the booking is non-refundable.
