The space

This is one of two homes on the property, a private home with its own entrance and backyard.

Inside, vaulted ceilings and a clean contemporary design keep things open. The living room runs into the dining area and the kitchen, which is where the group ends up cooking and sitting.

There are 3 bedrooms and 2 bathrooms. The primary bedroom has a king bed and an ensuite bath. The other two have a queen bed and a full bed.

Out back, the private backyard is centered on the cowboy plunge pool, heated and chilled, with outdoor seating around it for coffee in the morning or a swim at night.

Guest access

Unit A is yours, including the interior and the private backyard attached to it. The neighboring home has its own entrance and backyard, and those are not included.

A few notes

This is a quiet residential neighborhood, so no parties, loud gatherings or disturbances. Keep noise at a reasonable level during the day, and after 9pm no sound should carry beyond the property line. That is a City of Austin rule and we enforce it.

No smoking anywhere on the property. Children need an adult with them at the pool.

A quiet street in Travis Heights.

Unit A sits on a quiet residential street in Travis Heights, one of the older South Austin neighborhoods, with big trees and classic homes around it.

South Congress is close by for restaurants, coffee, shopping and live music. Downtown, Lady Bird Lake and Zilker Park are a short drive, and the street is calm again when you come back to the pool.

    This place was nice to be 10 minutes from downtown, and fairly spacious for us to move around. The only downside was there is a lack of privacy and security. The back door has no curtains and it is shared with the unit next door. Also, one of the bedroom doors doesn’t fully close and neither does the front door if you don’t pull on it hard enough. Other than that, it was a good deal to use for a weekend

1. CHECK IN /CHECK OUT - Check in time is 4:00 PM. Check out time is 11:00 AM. Unless otherwise authorized by the Host.

2. PARTIES AND EVENTS - We do not allow parties, loud gatherings or events of any sort to be held in the property. We greatly appreciate your compliance on this as we do not want any issues with our neighbors or the city. Any reports or evidence of a party or organized event taking place will lead to an immediate vacation of the property, without reimbursement.

3. NOISE - Please keep the noise level down after 10 p.m., in accordance with the city bylaws and to not disturb the neighbors.

4. BROKEN ITEMS - Please inform the Host of any damages or broken items noticed upon your arrival. Furthermore, accidents happen and if something breaks during your stay, please inform us, in order for us to replace or repair it prior to a following Guest's stay.

5. NEIGHBORS - Guests must notify the Host of any complaints from neighbors as soon as possible.

6. PETS - Please clean up after your pets, in the house, backyard and front yard. Guests are responsible for pet safety around the pool. Do not allow you pets into the pool, or onto the furniture.

7. SMOKING - Smoking is not permitted inside the property, or outside while still in the premises of the property. Any evidence of smoking on the property premises will incur an additional cleaning fee of $1,000.

8. VISITORS - Guests are responsible for their visitors. Visitors must comply with the House Rules, and Guests will be held liable for any violation as if the violation was carried out by the Guests.

9. GARBAGE AND RECYCLING - Guests are to dispose of garbage and recycling into the allocated bins. Excess rubbish must not be left in public or common areas.

10. SECURITY - Guests must ensure that all doors, windows and gates are properly locked every time they leave the property, and at the end of their stay. Failure to maintain the security of the property (locking doors and windows) will result in a $200 fine and Guests will be held responsible for any related damages/theft that occur during their stay.

11. POOL - Use the pool at your own risk. All children must be accompanied by an adult while in the pool. For your safety, no jumping into the pool is permitted.

Please keep all glass and food away from the pool, and clean up after yourselves.

Please keep noise levels to a reasonable level to respect our neighbors.

Do not tamper with pool equipment or attempt to adjust pool settings beyond the instructions provided.

If there are any issues with the pool, or anything is broken and/or spilled into the pool, please contact us immediately.

12. FIREPLACE - Use of the indoor fireplace is strictly prohibited.

13. FIREWORKS - The use of fireworks anywhere on the property premises is strictly forbidden, subject to a a $500 fine and Guests will be held responsible for any related damages that occur.

14. PARKING - Guests may park in the driveway. Free street parking is available.

15. REPAIRS AND REPLACEMENTS - Every attempt is made to maintain the property in the best of condition. The Host does not guarantee that appropriate repair and or replacement will be performed during the Guests' stay. It is the Guests' responsibility to immediately notify the Host of any issues with the property during their stay so that repairs and or replacement may be promptly taken care of to the best of the Host's ability.

The Host is not responsible for any occurrences to which we have no immediate control. These inconveniences include but are not limited to: weather conditions, power outages, road conditions or breakage of non-essential appliances (including, but not limited to: dishwasher, grill, pool heater, washer and dryer)

*Please inform us if any of the equipment in the house is not operating correctly. We will make every reasonable effort to make repairs as quickly as possible.

16. TOILET - Do not flush anything down the toilet other than toilet paper. This can cause plumbing issues and Guests will be held responsible for any related damages that occur.

Cancellation

Cancel 7 or more days before check-in for a full refund, less a 3% payment processing fee. Inside 7 days, the booking is non-refundable.
