The back home on a shared lot, reached by a side path along the front home. It has its own full kitchen, its own washer and dryer and its own backyard, with a picnic table, a grill, cornhole and an outdoor shower. The living area is bright and runs straight into the kitchen. It is the private half of the property, set back from the street. The front home and the pool yard between the homes are not part of this booking.

The living area is bright and flows into a fully equipped kitchen. A washer and dryer are in the home, along with high speed WiFi.

There are 2 bedrooms. The primary has a queen bed with soft linens. The second has 2 twin beds. They share a full bathroom with fresh towels and modern finishes.

The backyard sits just behind the home: a picnic table for eating outside, an outdoor shower, a cornhole set and a grill.

Access is by a side path along the front home. The yard between the homes, with the pool, gazebo and lounge areas, is reserved for front home guests and is not included here, and neither is the front home itself. If you want both homes together, or the front home on its own, ask us about availability.

Guest access

The Hideout and its private backyard are yours, with the picnic table, grill, cornhole and outdoor shower. The front home, and the yard and amenities between the 2 homes, are not included.

A few notes

This listing does not include the front home or the private yard between the 2 homes. You will reach your entrance by the exterior walkway along the fence. Respect the privacy of the guests next door and keep outdoor noise considerate.

This is a quiet residential neighborhood, so no parties, loud gatherings or disturbances. Keep noise reasonable through the day, and after 10pm no sound should carry beyond the property line. Those are City of Austin regulations.

No smoking anywhere on the property. No pets.

The neighborhood

A quiet corner of East Austin.

The Hideout is in East Austin. Coffee shops, food trucks and restaurants are a few blocks away on foot, along with Texas barbecue, craft cocktails and somewhere to pick up a pastry in the morning.

Rosewood Park is close by and has green space, trails and a community pool. The bars and live music venues on East 6th Street are a short ride. SXSW and ACL both land nearby, and the home itself sits back from the street on a quiet residential block.

    Check in had some hiccups with two listings at same address. Whole family had issues with indoor air quality. Issues with backyard cafe lights that took some time to troubleshoot. Otherwise well appointed decor inside, stocked kitchen and bathroom with all needs met, and kids enjoyed the vinyl record player.

1. CHECK IN /CHECK OUT - Check in time is 4:00 PM. Check out time is 11:00 AM. Unless otherwise authorized by the Host.

2. PARTIES AND EVENTS - We do not allow parties, loud gatherings or events of any sort to be held in the property. We greatly appreciate your compliance on this as we do not want any issues with our neighbors or the city. Any reports or evidence of a party or organized event taking place will lead to an immediate vacation of the property, without reimbursement.

3. NOISE - Please keep the noise level down after 10 p.m., in accordance with the city bylaws and to not disturb the neighbors.

4. BROKEN ITEMS - Please inform the Host of any damages or broken items noticed upon your arrival. Furthermore, accidents happen and if something breaks during your stay, please inform us, in order for us to replace or repair it prior to a following Guest's stay.

5. NEIGHBORS - Guests must notify the Host of any complaints from neighbors as soon as possible.

6. PETS - We do not allow pets or animals of any sort. Any evidence of pets or animals will be subject to an additional cleaning fee of $500.

7. SMOKING - Smoking is not permitted inside the property, or outside while still in the premises of the property. Any evidence of smoking on the property premises will incur an additional cleaning fee of $1,000.

8. VISITORS - Guests are responsible for their visitors. Visitors must comply with the House Rules, and Guests will be held liable for any violation as if the violation was carried out by the Guests.

9. GARBAGE AND RECYCLING - Guests are to dispose of garbage and recycling into the allocated bins. Excess rubbish must not be left in public or common areas.

10. SECURITY - Guests must ensure that all doors, windows and gates are properly locked every time they leave the property, and at the end of their stay. Failure to maintain the security of the property (locking doors and windows) will result in a $200 fine and Guests will be held responsible for any related damages/theft that occur during their stay.

11. ACCESS - Guests at the back house do not have access to the front house or its backyard, located between the 2 homes.

12. BBQ GRILL - Feel free to use the BBQ grill during your stay, but if you’re unfamiliar with how to operate a gas grill, just let us know — we’re happy to help. Always make sure the grill is turned off completely after each use and never leave it unattended while in use. Once it has fully cooled down, please clean the grill grates and any mess left behind. This helps keep it in great condition for the next guests.

13. FIREWORKS - The use of fireworks anywhere on the property premises is strictly forbidden, subject to a a $500 fine and Guests will be held responsible for any related damages that occur.

14. PARKING - Guests may park 1 vehicle in the driveway, and must park in front of the “B” sign. Do not cross the painted line on the ground, as this keeps the access path clear. Free street parking is also available.

15. REPAIRS AND REPLACEMENTS - Every attempt is made to maintain the property in the best of condition. The Host does not guarantee that appropriate repair and or replacement will be performed during the Guests' stay. It is the Guests' responsibility to immediately notify the Host of any issues with the property during their stay so that repairs and or replacement may be promptly taken care of to the best of the Host's ability.

The Host is not responsible for any occurrences to which we have no immediate control. These inconveniences include but are not limited to: weather conditions, power outages, road conditions or breakage of non-essential appliances (including, but not limited to: dishwasher, grill, pool heater, washer and dryer)

*Please inform us if any of the equipment in the house is not operating correctly. We will make every reasonable effort to make repairs as quickly as possible.

16. TOILET - Do not flush anything down the toilet other than toilet paper. This can cause plumbing issues and Guests will be held responsible for any related damages that occur.

Cancellation

Cancel 7 or more days before check-in for a full refund, less a 3% payment processing fee. Inside 7 days, the booking is non-refundable.
