About the home

2 separate homes share one lot and a yard built around a heated and chilled pool. Each home has its own full kitchen, its own washer and dryer and its own front door, so a group can spread out without splitting up. The shared yard holds a gazebo with a dining table and fans, a large outdoor TV, a gas grill, lounge chairs and a ping pong table. Behind the back home there is a second yard with another grill, a picnic table, cornhole and an outdoor shower. A Tesla EV charger sits at the front of the property.

The space

The front home is open across the main level: kitchen, dining and living in one light filled room. The ground floor also holds the primary suite, with a king bed and its own bathroom, plus a half bathroom. Upstairs are 3 more bedrooms, 2 with queen beds and 1 with twin beds, sharing a full bathroom. A full kitchen, washer and dryer finish it out.

The back home sits just beyond the shared yard. It has its own full kitchen, living space, washer, dryer, 2 bedrooms, one queen and one with twin beds, and a full bathroom. It runs entirely on its own, which suits extended family or friends who want a little separation.

Between the 2 homes is the heated and chilled pool, ringed with lounge chairs. A gazebo covers a dining table and fans. There is also a large outdoor TV, a gas grill and a ping pong table.

Behind the back home there is a second yard: another grill, a picnic table, cornhole and an outdoor shower for rinsing off after a swim. It is the quieter side of the property. A Tesla EV charger is available at the front.

Guest access

The whole property is yours, both homes and both yards.

A few notes

This is a quiet residential neighborhood, so no parties, loud gatherings or disturbances. Keep noise reasonable through the day, and after 10pm no sound should carry beyond the property line. Those are City of Austin regulations.

No smoking anywhere on the property. No pets. Children need an adult with them at the pool.

The neighborhood

Near Rosewood Park, off East 6th.

The Backyard Collective sits in East Austin, a few blocks on foot from coffee shops, food trucks and small restaurants. Texas barbecue, craft cocktails and a morning pastry are all within that walk.

Rosewood Park is close by, with green space, trails and a community pool. East 6th Street and its bars and live music venues are a short ride. SXSW and ACL both happen close to here, and the block itself stays quiet.

    Host was very helpful when I had questions. They responded quickly and resolved any unknowns I had. The place was great for large families. Plenty to keep the kids entertained. Kitchens were both well stocked and super clean! It made preparing meals a breeze for when we could not go out to the man unique restuarants in the area.

1. CHECK IN /CHECK OUT - Check in time is 4:00 PM. Check out time is 11:00 AM. Unless otherwise authorized by the Host.

2. PARTIES AND EVENTS - We do not allow parties, loud gatherings or events of any sort to be held in the property. We greatly appreciate your compliance on this as we do not want any issues with our neighbors or the city. Any reports or evidence of a party or organized event taking place will lead to an immediate vacation of the property, without reimbursement.

3. NOISE - Please keep the noise level down after 10 p.m., in accordance with the city bylaws and to not disturb the neighbors.

4. BROKEN ITEMS - Please inform the Host of any damages or broken items noticed upon your arrival. Furthermore, accidents happen and if something breaks during your stay, please inform us, in order for us to replace or repair it prior to a following Guest's stay.

5. NEIGHBORS - Guests must notify the Host of any complaints from neighbors as soon as possible.

6. PETS - We do not allow pets or animals of any sort. Any evidence of pets or animals will be subject to an additional cleaning fee of $500.

7. SMOKING - Smoking is not permitted inside the property, or outside while still in the premises of the property. Any evidence of smoking on the property premises will incur an additional cleaning fee of $1,000.

8. VISITORS - Guests are responsible for their visitors. Visitors must comply with the House Rules, and Guests will be held liable for any violation as if the violation was carried out by the Guests.

9. GARBAGE AND RECYCLING - Guests are to dispose of garbage and recycling into the allocated bins. Excess rubbish must not be left in public or common areas.

10. SECURITY - Guests must ensure that all doors, windows and gates are properly locked every time they leave the property, and at the end of their stay. Failure to maintain the security of the property (locking doors and windows) will result in a $200 fine and Guests will be held responsible for any related damages/theft that occur during their stay.

11. POOL - Swimming is at your own risk. All children must be accompanied by an adult while in the pool area. For your safety, no diving or jumping into the pool is permitted. Please do not run around the pool area.

Please keep all glass and food away from the pool, and clean up after yourselves.

Please keep noise levels to a reasonable level to respect our neighbors.

Do not tamper with pool equipment or attempt to adjust pool settings.

If there are any issues with the pool, or anything is broken and/or spilled into the pool, please contact us immediately.

12. BBQ GRILL - Feel free to use the BBQ grill during your stay, but if you’re unfamiliar with how to operate a gas grill, just let us know — we’re happy to help. Always make sure the grill is turned off completely after each use and never leave it unattended while in use. Once it has fully cooled down, please clean the grill grates and any mess left behind. This helps keep it in great condition for the next guests.

13. FIREWORKS - The use of fireworks anywhere on the property premises is strictly forbidden, subject to a a $500 fine and Guests will be held responsible for any related damages that occur.

14. PARKING - Guests may park in the driveway. Please do not park past the line painted on the ground. Free street parking is also available.

15. REPAIRS AND REPLACEMENTS - Every attempt is made to maintain the property in the best of condition. The Host does not guarantee that appropriate repair and or replacement will be performed during the Guests' stay. It is the Guests' responsibility to immediately notify the Host of any issues with the property during their stay so that repairs and or replacement may be promptly taken care of to the best of the Host's ability.

The Host is not responsible for any occurrences to which we have no immediate control. These inconveniences include but are not limited to: weather conditions, power outages, road conditions or breakage of non-essential appliances (including, but not limited to: dishwasher, grill, pool heater, washer and dryer)

*Please inform us if any of the equipment in the house is not operating correctly. We will make every reasonable effort to make repairs as quickly as possible.

16. TOILET - Do not flush anything down the toilet other than toilet paper. This can cause plumbing issues and Guests will be held responsible for any related damages that occur.

Cancellation

Cancel 7 or more days before check-in for a full refund, less a 3% payment processing fee. Inside 7 days, the booking is non-refundable.
