Every bedroom is themed around music, and no two are alike. The garage has been converted into a jam space that doubles as a cinema. Out back the yard is large and fully fenced, with a fire pit and outdoor dining. It has more personality than most rentals on the same dates.

The space

Everything is on one level. The living area is large and open, with natural light through the home and a dedicated dining area next to it for group meals.

There are 4 bedrooms, each with its own look and its own music theme, and 2 full bathrooms with updated finishes. The layout works for families, groups and longer stays.

The garage is extra space set up for the music lover, a jam room that also serves as a cinema.

The backyard is the biggest draw: large, private and fully fenced, with a patio for morning coffee, outdoor dining, a fire pit and outdoor games.

The entire home and the backyard are yours.

A few notes

This is a quiet residential neighborhood, so there is zero tolerance for parties, loud gatherings or disturbances. Keep noise at a reasonable level through the day, and after 10pm no sound should carry beyond the property line. Those are City of Austin rules.

No smoking anywhere on the property. No pets.

East Austin near University Hills.

The home sits in East Austin near University Hills, on a quiet residential street. Coffee shops, small shops and well-reviewed restaurants are close by, along with parks, trails and local dining.

Downtown Austin is a short drive, and so is the Mueller District for shopping and restaurants. Barton Springs Pool and Zilker Park are a drive across town. Austin-Bergstrom Airport is close, and 290, 183 and I-35 all connect nearby for getting around.

    Beautiful home. Everything was very clean, organized and easy to find! Very spacious as well and many activities to part take in with your guests. I truly loved the cinema… many movies were watched. Location was also very quiet despite being near a highway, so noise is not a concern in the slightest!! Overall, very fun and pleasant stay. :)

1. CHECK IN /CHECK OUT - Check in time is 4:00 PM. Check out time is 11:00 AM. Unless otherwise authorized by the Host.

2. PARTIES AND EVENTS - We do not allow parties, loud gatherings or events of any sort to be held in the property. We greatly appreciate your compliance on this as we do not want any issues with our neighbors or the city. Any reports or evidence of a party or organized event taking place will lead to an immediate vacation of the property, without reimbursement.

3. NOISE - Please keep the noise level down throughout the day, but especially after 10 p.m. in accordance with the city bylaws and to not disturb the neighbors.

4. BROKEN ITEMS - Please inform the Host of any damages or broken items noticed upon your arrival. Furthermore, accidents happen and if something breaks during your stay, please inform us, in order for us to replace or repair it prior to a following Guest's stay.

5. NEIGHBORS - Guests must notify the Host of any complaints from neighbors as soon as possible.

6. PETS - We do not allow pets or animals of any sort. Any evidence of pets or animals will be subject to an additional cleaning fee of $500.

7. SMOKING - Smoking is not permitted inside the property, or outside while still in the premises of the property. Any evidence of smoking on the property premises will incur an additional cleaning fee of $1,000.

8. VISITORS - Guests are responsible for their visitors. Visitors must comply with the House Rules, and Guests will be held liable for any violation as if the violation was carried out by the Guests.

9. GARBAGE AND RECYCLING - Guests are to dispose of garbage and recycling into the allocated bins. Excess rubbish must not be left in public or common areas.

10. SECURITY - Guests must ensure that all doors, windows and gates are properly locked every time they leave the property, and at the end of their stay. Failure to maintain the security of the property (locking doors and windows) will result in a $200 fine and Guests will be held responsible for any related damages/theft that occur during their stay.

11. BBQ GRILL - If you plan to use BBQ - please only do so if you are familiar with propane gas grills. If you need help or guidance please call management. This is to ensure your safety. The BBQ grill is in the backyard and is propane gas operated. We ask that Guests clean up the grill after each use, including pouring out the drip pan. Failure to do so may incur a grill cleaning fee of $100.

When finished using the grill, please ensure that the propane valve AND grill burners are shut off. Failure to do so may damage the property and Guests will be held liable for any damage that result.

12. FIRE PIT - The fire pit should be used responsibly at all times. Never leave it unattended while in use. Always turn the propane off completely after use. Keep flammable items away from the flames, and do not place anything on top of the unit. Make sure it is fully off before heading in for the night.

13. FIREWORKS - The use of fireworks anywhere on the property premises is strictly forbidden, subject to a a $500 fine and Guests will be held responsible for any related damages that occur.

14. PARKING - Guests can park in the driveway, pulling in up to the wooden gate. Please do not block the part of the driveway where it curves toward the neighboring property - the neighbor shares that access and needs it kept clear to get in and out at all times. Additional free street parking is available out front.

15. REPAIRS AND REPLACEMENTS - Every attempt is made to maintain the property in the best of condition. The Host does not guarantee that appropriate repair and or replacement will be performed during the Guests' stay. It is the Guests' responsibility to immediately notify the Host of any issues with the property during their stay so that repairs and or replacement may be promptly taken care of to the best of the Host's ability.

The Host is not responsible for any occurrences to which we have no immediate control. These inconveniences include but are not limited to: weather conditions, power outages, road conditions or breakage of non-essential appliances (including, but not limited to: dishwasher, grill, pool heater, washer and dryer)

*Please inform us if any of the equipment in the house is not operating correctly. We will make every reasonable effort to make repairs as quickly as possible.

16. TOILET - Do not flush anything down the toilet other than toilet paper. This can cause plumbing issues and Guests will be held responsible for any related damages that occur.

Cancellation

Cancel 7 or more days before check-in for a full refund, less a 3% payment processing fee. Inside 7 days, the booking is non-refundable.
