The main home on a property that borders 50 acres of green. The living area is open and full of light, with large windows facing the trees, and the kitchen is retro-inspired with modern appliances behind the vintage look. There is a separate office for working, and outside a deck with seating and a BBQ grill. Pets are welcome.

The space

Large windows fill the open living area with light and frame the trees and open space around the home. A leather sectional, mid-century chairs and a smart TV make it a comfortable place to sit at the end of the day.

The kitchen is retro-inspired and built to cook in, with a vintage-style refrigerator, generous counter space and modern appliances. The central island has bar seating, and the dining table next to it takes the whole group for meals or a game night.

The primary bedroom opens directly into its ensuite bathroom, which has a double vanity, a walk-in shower and a freestanding soaking tub set against a stone accent wall. 2 more bedrooms share a second full bathroom with a tub and shower combination. A separate office looks out over the property.

Outside there are several open-air spaces: the deck for dining, lounge chairs for sitting and the BBQ grill for cooking.

Guest access

The entire main home is yours, along with the backyard and the deck. The studio above the garage is rented to other guests, and the garage isn't included.

A few notes

There is a separate studio on the property that may be occupied during your stay, so please be considerate of the guests in it.

The home sits in nature, so expect local wildlife.

This is a quiet residential neighborhood. No parties, loud gatherings or disturbances. Keep noise at a reasonable level through the day, and after 10pm nothing should carry beyond the property line. Those are City of Austin rules.

The home is set back on a quiet residential street where the lots run to acreage, the roads wind and the oaks are a century old. You can hear the wind in the branches, and deer wander through.

Downtown Austin is a short drive away for live music, restaurants and landmarks like Zilker Park and Barton Springs Pool. Drive west instead and the Texas Hill Country opens up, with wineries, breweries and scenic trails.

    We stayed here for an extended length of time as we moved to Austin and bought a house. This home was truly a home not just some airbnb passive income stream like most places on this platform. It is in one of the best neighborhoods which is safe, quiet, and a close drivable distance to all of the fun things Austin has to offer. The amenities were all top of the line and worked great. The mattresses were super comfy. The hosts are super flexible and accommodating. Will definitely be back.

    We had an excellent experience at this location. We needed a slightly earlier check in and the host was very accomodative and quick to respond. The interior is very very spacious, well stocked, has premium appliances, and is nicely decorated. Exterior is super spacious, quiet and beautiful. We even had 5 deer hanging out during the calm quiet mornings when having coffee outside. Strongly recommended!

1. CHECK IN /CHECK OUT - Check in time is 4:00 PM. Check out time is 11:00 AM. Unless otherwise authorized by the Host.

2. PARTIES AND EVENTS - We do not allow parties, loud gatherings or events of any sort to be held in the property. We greatly appreciate your compliance on this as we do not want any issues with our neighbors or the city. Any reports or evidence of a party or organized event taking place will lead to an immediate vacation of the property, without reimbursement.

3. NOISE - Please keep the noise level down after 10 p.m., in accordance with the city bylaws and to not disturb the neighbors.

4. BROKEN ITEMS - Please inform the Host of any damages or broken items that noticed upon your arrival. Furthermore, accidents happen and if something breaks during your stay, please inform us, in order for us to replace or repair it prior to a following Guest's stay.

5. NEIGHBORS - Guests must notify the Host of any complaints from neighbors as soon as possible.

6. PETS - We allow only 2 pets at a time at the property. Please clean up after your pets, in the house, backyard and all exterior areas.

7. SMOKING - Smoking is not permitted inside the property. Any evidence of smoking in the property premises will incur an additional cleaning fee of $500.

8. VISITORS - Guests are responsible for their visitors. Visitors must comply with the House Rules, and Guests will be held liable for any violation as if the violation was carried out by the Guests.

9. GARBAGE AND RECYCLING - Guests are to dispose of garbage, recycling and compost into the allocated bins.

10. SECURITY - Guests must ensure that all doors and windows are properly locked every time they leave the property, and at the end of their stay. Failure to maintain the security of the property (locking doors and windows) will result in a $500 fine and Guests will be held responsible for any related damages/theft that occur during their stay.

11. FIREWORKS - The use of fireworks anywhere on the property premises is strictly forbidden, subject to a a $1,000 fine and Guests will be held responsible for any related damages that occur.

12. FIRE PIT - Use of the firepit is prohibited.

13. FIREPLACE - Indoor Fireplace
The indoor fireplace is not available for guest use.

14. PARKING – Please park in the driveway and pull up to the garage to allow studio guests to park on the grassy area to the right of the garage.

15. REPAIRS AND REPLACEMENTS - Every attempt is made to maintain the property in the best of condition. The Host does not guarantee that appropriate repair and or replacement will be performed during the Guests' stay. It is the Guests' responsibility to immediately notify the Host of any issues with the property during their stay so that repairs and or replacement may be promptly taken care of to the best of the the Host's ability.

The Host is not responsible for any occurrences to which we have no immediate control. These inconveniences include but are not limited to: weather conditions, power outages, road conditions or breakage of non-essential appliances (including, but not limited to: dishwasher, grill, pool, washer and dryer)

*Please inform us if any of the equipment in the house is not operating correctly. We will make every reasonable effort to make repairs as quickly as possible.

16. TOILET - Do not flush anything down the toilet other than toilet paper. This can cause plumbing issues and Guests will be held responsible for any related damages that occur.

Cancellation

Cancel 7 or more days before check-in for a full refund, less a 3% payment processing fee. Inside 7 days, the booking is non-refundable.
