About the home

Both buildings on the property, booked together: the main home and a separate studio with its own entrance. Groups that want to be together get shared space inside and somewhere private to retreat to. The property backs onto 50 acres of green, and outside there are several seating areas, a BBQ grill and a hammock. Pets are welcome.

The space

The main home has 3 bedrooms and 2 full bathrooms. The living area is open and bright, with large windows, a leather sectional and mid-century chairs. The kitchen is retro-inspired: a vintage-style refrigerator, modern appliances and a central island for casual meals. The primary bedroom has an ensuite bath with a walk-in shower and a soaking tub, and the other 2 bedrooms share the second full bath. A separate office gives you a quiet place to work.

The studio sits in its own building with a private entrance, on the second floor. It has a Murphy bed, a futon and a balcony with treetop views. The kitchenette holds a mini-fridge, microwave, sink and coffee maker. The bathroom has a walk-in shower.

Outside there is a deck off the main home, the BBQ grill and a courtyard. Several seating areas and open ground mean the whole group can be outside at once.

Guest access

Both the main home and the studio are yours, indoors and out. The garage isn't included.

A few notes

The property sits in nature, so expect local wildlife.

This is a quiet residential neighborhood. No parties, loud gatherings or disturbances. Keep noise at a reasonable level through the day, and after 10pm nothing should carry beyond the property line. Those are City of Austin rules.

The property sits on a quiet residential street of acreage lots, winding roads and century-old oaks. It is quiet enough to hear wind in the branches, and deer move through the area.

Downtown Austin is a short drive, with live music venues, restaurants and landmarks like Zilker Park and Barton Springs Pool. Head west instead and you reach the Texas Hill Country, where the wineries, breweries and scenic trails are.

1. CHECK IN /CHECK OUT - Check in time is 4:00 PM. Check out time is 11:00 AM. Unless otherwise authorized by the Host.

2. PARTIES AND EVENTS - We do not allow parties, loud gatherings or events of any sort to be held in the property. We greatly appreciate your compliance on this as we do not want any issues with our neighbors or the city. Any reports or evidence of a party or organized event taking place will lead to an immediate vacation of the property, without reimbursement.

3. NOISE - Please keep the noise level down after 10 p.m., in accordance with the city bylaws and to not disturb the neighbors.

4. BROKEN ITEMS - Please inform the Host of any damages or broken items that noticed upon your arrival. Furthermore, accidents happen and if something breaks during your stay, please inform us, in order for us to replace or repair it prior to a following Guest's stay.

5. NEIGHBORS - Guests must notify the Host of any complaints from neighbors as soon as possible.

6. PETS - We allow only 2 pets at a time at the property. Please clean up after your pets, in the house, backyard and all exterior areas.

7. SMOKING - Smoking is not permitted inside the property. Any evidence of smoking in the property premises will incur an additional cleaning fee of $500.

8. VISITORS - Guests are responsible for their visitors. Visitors must comply with the House Rules, and Guests will be held liable for any violation as if the violation was carried out by the Guests.

9. GARBAGE AND RECYCLING - Guests are to dispose of garbage, recycling and compost into the allocated bins.

10. SECURITY - Guests must ensure that all doors and windows are properly locked every time they leave the property, and at the end of their stay. Failure to maintain the security of the property (locking doors and windows) will result in a $500 fine and Guests will be held responsible for any related damages/theft that occur during their stay.

11. FIREWORKS - The use of fireworks anywhere on the property premises is strictly forbidden, subject to a a $1,000 fine and Guests will be held responsible for any related damages that occur.

12. FIRE PIT - Use of the fire pit is prohibited.

13. FIREPLACE - Indoor Fireplace
The indoor fireplace is not available for guest use.

14. REPAIRS AND REPLACEMENTS - Every attempt is made to maintain the property in the best of condition. The Host does not guarantee that appropriate repair and or replacement will be performed during the Guests' stay. It is the Guests' responsibility to immediately notify the Host of any issues with the property during their stay so that repairs and or replacement may be promptly taken care of to the best of the the Host's ability.

The Host is not responsible for any occurrences to which we have no immediate control. These inconveniences include but are not limited to: weather conditions, power outages, road conditions or breakage of non-essential appliances (including, but not limited to: dishwasher, grill, pool, washer and dryer)

*Please inform us if any of the equipment in the house is not operating correctly. We will make every reasonable effort to make repairs as quickly as possible.

15. TOILET - Do not flush anything down the toilet other than toilet paper. This can cause plumbing issues and Guests will be held responsible for any related damages that occur.

Cancellation

Cancel 7 or more days before check-in for a full refund, less a 3% payment processing fee. Inside 7 days, the booking is non-refundable.
