About the home

A modern home built around a pool and hot tub. A wall of glass slides open and the living room runs straight out to the covered patio, where an outdoor kitchen, a dining table and a hammock sit steps from the water. Downstairs there's a private theater room with 4 recliners and a popcorn machine. The primary upstairs opens onto a balcony with the downtown skyline over the treeline. Ping pong, cornhole, a fire pit and a Tesla charger are all here.

The space

A wall of glass runs across the back of the living room. When it slides open the whole ground floor becomes one long room that ends at the pool. The living room has a leather sectional, 2 lounge chairs and a bar along the back wall with a wine cooler and a beverage fridge. There's a record player on the credenza and a wall of albums beside it. The kitchen sits open to all of it: blue glazed tile, a long quartz island with seating for 5, fully stocked.

Off the living room is the theater. Deep navy walls, acoustic panels, 4 leather recliners with tray tables, surround sound, an Xbox and a popcorn machine. It's the one room that goes dark on purpose.

Upstairs, the primary has a king bed, windows on 3 sides and a sliding wall of glass to a covered balcony with a hammock, 2 chairs and the downtown skyline over the treeline. The ensuite has a double vanity and a walk-in marble shower. A sit-stand desk with an Aeron chair sits in the hallway. The second upstairs bedroom has a queen-over-queen bunk with a trundle. On the ground floor there's a queen bedroom and a second with a queen-over-queen bunk and its own bathroom. 4 full bathrooms in all, 2 of them ensuite.

Outside, the hot tub spills into the pool. The covered patio holds an outdoor kitchen with a gas grill, a mini fridge and a TV, plus a dining table for 8 and patio heaters overhead for cool nights. Past the pool there's a turf lawn with ping pong and cornhole, a gas fire pit ringed with chairs, a curtained cabana daybed and 6 loungers. A Tesla charger sits in the driveway.

A few notes

This is a quiet residential neighborhood, so no parties or loud gatherings, and nothing audible past the property line after 10pm. Those are City of Austin rules and we enforce them.

No smoking anywhere on the property. No pets. Children need an adult with them at the pool.

The neighborhood

Holly, close to the lake.

Eastside Swim sits in Holly, a leafy pocket of quiet residential streets on the east side. Lady Bird Lake and the Ann and Roy Butler Hike-and-Bike Trail are close by, which is where locals go for a morning run, a walk, paddleboarding or kayaking with the skyline in view.

Rainey Street and its bungalow bars, patios and restaurants are a short ride. East Austin restaurants and cafes are close: Launderette, Kemuri Tatsu-Ya, Justine's Brasserie and Joe's Bakery, with Desnudo Coffee and Figure 8 Coffee for coffee. Downtown, the Austin Convention Center and many of the city's live music venues are a short drive.

    This house truly has everything you could want or need for an Austin trip. We did a guys’ weekend and honestly barely wanted to leave the house.

    The location is perfect—super close to the airport, downtown, campus, restaurants, and nightlife.

    The backyard was definitely a highlight. It’s the perfect place to hang out, with a beautiful pool, hot tub, ping pong, cornhole, and an awesome entertainment area with a BBQ grill and TV. The beds were also extremely comfortable.

    If this house is available for your trip, don’t second-guess it—just book it. We enjoyed our stay so much that we’re already planning to book this exact house again for next year

1. CHECK IN /CHECK OUT - Check in time is 4:00 PM. Check out time is 11:00 AM. Unless otherwise authorized by the Host.

2. PARTIES AND EVENTS - We do not allow parties, loud gatherings or events of any sort to be held in the property. We greatly appreciate your compliance on this as we do not want any issues with our neighbors or the city. Any reports or evidence of a party or organized event taking place will lead to an immediate vacation of the property, without reimbursement.

3. NOISE - Please keep the noise level down throughout the day, but especially after 10 p.m. in accordance with the city bylaws and to not disturb the neighbors.

4. BROKEN ITEMS - Please inform the Host of any damages or broken items noticed upon your arrival. Furthermore, accidents happen and if something breaks during your stay, please inform us, in order for us to replace or repair it prior to a following Guest's stay.

5. NEIGHBORS - Guests must notify the Host of any complaints from neighbors as soon as possible.

6. PETS - We do not allow pets or animals of any sort. Any evidence of pets or animals will be subject to an additional cleaning fee of $1,000.

7. SMOKING - Smoking is not permitted inside the property, or outside while still in the premises of the property. Any evidence of smoking on the property premises will incur an additional cleaning fee of $1,000.

8. VISITORS - Guests are responsible for their visitors. Visitors must comply with the House Rules, and Guests will be held liable for any violation as if the violation was carried out by the Guests.

9. GARBAGE AND RECYCLING - Guests are to dispose of garbage and recycling into the allocated bins. Excess rubbish must not be left in public or common areas.

10. SECURITY - Guests must ensure that all doors, windows and gates are properly locked every time they leave the property, and at the end of their stay. Failure to maintain the security of the property (locking doors and windows) will result in a $200 fine and Guests will be held responsible for any related damages/theft that occur during their stay.

11. POOL & HOT TUB - Swimming is at your own risk. All children must be accompanied by an adult while in the pool area. For your safety, no diving or jumping into the pool is permitted. Please do not run around the pool area.

Please keep all glass and food away from the pool, and clean up after yourselves.

Please keep noise levels to a reasonable level to respect our neighbors.

Do not tamper with pool equipment or attempt to adjust pool settings.

If there are any issues with the pool, or anything is broken and/or spilled into the pool, please contact us immediately.

12. BBQ GRILL - If you plan to use BBQ - please only do so if you are familiar with propane gas grills. If you need help or guidance please call management. This is to ensure your safety. The BBQ grill is in the backyard and is propane gas operated. We ask that Guests clean up the grill after each use, including pouring out the drip pan. Failure to do so may incur a grill cleaning fee of $100.

When finished using the grill, please ensure that the propane valve AND grill burners are shut off. Failure to do so may damage the property and Guests will be held liable for any damage that result.

13. FIRE PIT - The fire pit should be used responsibly at all times. Never leave it unattended while in use. Always turn the propane off completely after use. Keep flammable items away from the flames, and do not place anything on top of the unit. Make sure it is fully off before heading in for the night.

14. FIREWORKS - The use of fireworks anywhere on the property premises is strictly forbidden, subject to a $500 fine and Guests will be held responsible for any related damages that occur.

15. PARKING - Parking is permitted in the driveway. Do not park on the grass. Free street parking is also available.

16. REPAIRS AND REPLACEMENTS - Every attempt is made to maintain the property in the best of condition. The Host does not guarantee that appropriate repair and or replacement will be performed during the Guests' stay. It is the Guests' responsibility to immediately notify the Host of any issues with the property during their stay so that repairs and or replacement may be promptly taken care of to the best of the Host's ability.

The Host is not responsible for any occurrences to which we have no immediate control. These inconveniences include but are not limited to: weather conditions, power outages, road conditions or breakage of non-essential appliances (including, but not limited to: dishwasher, grill, pool heater, washer and dryer)

*Please inform us if any of the equipment in the house is not operating correctly. We will make every reasonable effort to make repairs as quickly as possible.

17. TOILET - Do not flush anything down the toilet other than toilet paper. This can cause plumbing issues and Guests will be held responsible for any related damages that occur.

Cancellation

Cancel 7 or more days before check-in for a full refund, less a 3% payment processing fee. Inside 7 days, the booking is non-refundable.
