The top level balcony looks out at the skyline. The backyard, with its hot tub, grill and outdoor games, is shared with the second home on the lot, and both homes can also be booked together as one property.

The space

This home has 2 bedrooms, a queen size pull-out couch and 2 full bathrooms. The living room is the main indoor space.

There is no kitchen. What the home has is a coffee bar and a mini fridge, which covers drinks and snacks between meals out.

The top level balcony is the spot for coffee in the morning or wine in the evening, with skyline views.

Out back, the shared backyard has a hot tub, a BBQ grill, outdoor games and room to lounge.

You get the home on the right side of the lot. The backyard amenities and the driveway are shared with the guests staying in the other home.

This is a quiet neighborhood, so no parties or loud gatherings. Keep noise at a reasonable level through the day, and after 10pm nothing should carry beyond the property line. The neighborhood

Close to Rainey Street and downtown.

The home is in East Cesar Chavez, a few blocks from the east side's restaurants, which matters more here than usual given there is no kitchen. Franklin Barbecue is nearby, as is Revelry and its gumbo, and a local café sits a block away.

A short walk gets you to Rainey Street and its bars and live music venues. Downtown is close, and I-35 is right there for anything further out, including SXSW, ACL and the rest of the calendar. The lot itself stays set back from the noise.

    I wish I had known that the guestroom at the top of the spire did not have an attached or nearby bathroom. I was unhappy that my guests had to walk up and down three flights of stairs to use the bathroom. I also expected to have more space/seating in the common area/living room. The TV never ended up working which was a minor inconvenience. It was conveniently located near town and was what I could get last minute but I don’t believe I will be returning here next time I’m in Austin.

    The place was great. It was close to the area we needed to be. The Austin mural was a nice touch. We also enjoyed the hot tub. There was not a kitchen which is fine but I wish there was at least a microwave. Host was friendly.

    I asked a couple questions and never received a response. Only thing I ever received was just automated messages about rules and check in instructions. Need blinds on the windows. The house next door is so close you can see into every room in the house and have no way to have any privacy. It does seem to be fairly new so that was nice but definitely not worth what we paid.

    Loved this Airbnb ! Backyard is so peaceful and full of lots of games ! The hot tub was huge ! Conveniently located, can walk to lots of places. Highly recommend!

    Modern and comfortable. Very well located, walking distance to downtown and to the trails by the river. Dog friendly. Host was very responsive. The only unique feature is that the unit does not have a kitchen/kitchen utensils other than a coffee maker. But this was communicated in advance and we planned accordingly. Will definitely return on our next trip to Austin!

1. CHECK IN /CHECK OUT - Check in time is 4:00 PM. Check out time is 11:00 AM. Unless otherwise authorized by the Host.

2. PARTIES AND EVENTS - We do not allow parties, loud gatherings or events of any sort to be held in the property. We greatly appreciate your compliance on this as we do not want any issues with our neighbors or the city. Any reports or evidence of a party or organized event taking place will lead to an immediate vacation of the property, without reimbursement.

3. NOISE - Please keep the noise level down after 10 p.m., in accordance with the city bylaws and to not disturb the neighbors.

4. BROKEN ITEMS - Please inform the Host of any damages or broken items noticed upon your arrival. Furthermore, accidents happen and if something breaks during your stay, please inform us, in order for us to replace or repair it prior to a following Guest's stay.

5. NEIGHBORS - Guests must notify the Host of any complaints from neighbors as soon as possible.

6. PETS - We do not allow pets or animals of any sort. Any evidence of pets or animals will be subject to an additional cleaning fee of $500.

7. SMOKING - Smoking is not permitted inside the property, or outside while still in the premises of the property. Any evidence of smoking on the property premises will incur an additional cleaning fee of $1,000.

8. VISITORS - Guests are responsible for their visitors. Visitors must comply with the House Rules, and Guests will be held liable for any violation as if the violation was carried out by the Guests.

9. GARBAGE AND RECYCLING - Guests are to dispose of garbage and recycling into the allocated bins. Excess rubbish must not be left in public or common areas.

10. SECURITY - Guests must ensure that all doors, windows and gates are properly locked every time they leave the property, and at the end of their stay. Failure to maintain the security of the property (locking doors and windows) will result in a $200 fine and Guests will be held responsible for any related damages/theft that occur during their stay.

11. SHARED SPACE - The backyard amenities and driveway are shared between guests of both homes. Please be courteous, share the space fairly, and respect each other's experience so everyone can enjoy their stay.

12. BBQ GRILL - If you plan to use BBQ - please only do so if you are familiar with propane gas grills. If you need help or guidance please call management. This is to ensure your safety. The BBQ grill is in the backyard and is propane gas operated. We ask that Guests clean up the grill after each use, including pouring out the drip pan. Failure to do so may incur a grill cleaning fee of $100.

When finished using the grill, please ensure that the propane valve AND grill burners are shut off. Failure to do so may damage the property and Guests will be held liable for any damage that result.

13. PATIO HEATER - Use the patio heater responsibly and ensure propane is turned off when not in use. Instructions for operation are included in the manual. Guests will be held liable for any damage caused by improper use.

14. HOT TUB - The hot tub is for your relaxation, but please follow these guidelines:
• Remove and store the cover properly as outlined in the manual.
• Do not use the cover as a seat or table.
• Turn off all settings and close the cover securely after each use.
• No food, drinks, or glassware are allowed in the hot tub to prevent damage or injury.
• Guests will be held responsible for any misuse or damage to the hot tub.

15. BALCONY - Please use the balcony responsibly. Do not lean over railings or attempt to climb onto or off the structure. Ensure children are supervised at all times. Guests will be held liable for any injuries or damages caused by unsafe behavior.

16. OUTDOOR GAMES - Outdoor games are stored in the shed and are available for your use. After playing, please return all items to the shed to protect them from weather damage. Guests will be charged for any missing or damaged equipment.

17. FIREWORKS - The use of fireworks anywhere on the property premises is strictly forbidden, subject to a a $500 fine and Guests will be held responsible for any related damages that occur.

18. PARKING - Parking is limited to 1 vehicle on the property—please park directly in front of your unit. Any additional vehicles must park in the alleyway. Please do not block the the house's driveway and gate, neighbor access or leave vehicles in unauthorized areas.

19. REPAIRS AND REPLACEMENTS - Every attempt is made to maintain the property in the best of condition. The Host does not guarantee that appropriate repair and or replacement will be performed during the Guests' stay. It is the Guests' responsibility to immediately notify the Host of any issues with the property during their stay so that repairs and or replacement may be promptly taken care of to the best of the Host's ability.

The Host is not responsible for any occurrences to which we have no immediate control. These inconveniences include but are not limited to: weather conditions, power outages, road conditions or breakage of non-essential appliances (including, but not limited to: dishwasher, grill, pool heater, washer and dryer)

*Please inform us if any of the equipment in the house is not operating correctly. We will make every reasonable effort to make repairs as quickly as possible.

20. TOILET - Do not flush anything down the toilet other than toilet paper. This can cause plumbing issues and Guests will be held responsible for any related damages that occur.

Cancellation

Cancel 7 or more days before check-in for a full refund, less a 3% payment processing fee. Inside 7 days, the booking is non-refundable.
