The space

The apartment is up a flight of stairs. The living room comes first, full of natural light, with comfortable seating. The kitchen is open to it and fully equipped, and the balcony opens off the living area and looks out over the street.

The 2 bedrooms are on this same level, along with 2 modern bathrooms stocked with the essentials.

Another flight of stairs leads to the workspace, with multiple desks and computer monitors. Basic exercise equipment shares the level, so you can keep a routine without leaving the apartment.

The entire condo is yours, along with the building's shared rooftop patio.

No parties or events. No smoking anywhere on the property. After 10pm no sound should carry beyond the property line, in line with City of Austin rules.

The neighborhood

The heart of East Austin.

The loft sits in the middle of East Austin, near some of the city's best-known places to eat, including Franklin Barbecue and Revelry, which serves the best gumbo in town. A local cafe is close by for coffee.

East 6th Street and its bars and live music venues are a short walk. The building itself stays tucked away and quiet, and it is close to the big events, SXSW and ACL among them.

    Jeremy was a great host and provided a beautiful, spacious place! He was responsive and friendly throughout our long term stay. We enjoyed the area thoroughly as it was walkable to many great spots on E 11th and the general East Austin area. Would highly recommend east side heights!

    Was randomly locked out for hours due to issues with electronic lock system. Spare key did not work. Owner threatened to remove me mid stay due to reasonable complaints about these issues. Additionally, the washer/dryer unit ruined my clothes as well due to maintenance issues. Andrew was very helpful in addressing these, but the owner is awful. Stay away from Guest Haus!

    I absolutely loved this place. I’ve been staying at Airbnb’s throughout Texas and across the US for the past year and I will say this is without a doubt one of the best. The location is unbeatable, the interior decor is spot on, the bed is incredibly comfortable, and it’s one of those places you just feel at home. I highly highly recommend this place for anyone who wants to check out Austin being a very walkable area and also have a comfortable place to relax.

    I had an excellent stay! I was here for a week for work, and the location couldn’t have been more convenient. The balcony offered a great city view, and I loved being within walking distance to some of East Austin’s best restaurants—especially since I didn’t have a car. The internet was fast and reliable for both streaming and remote work. I’d definitely stay here again!

1. CHECK IN /CHECK OUT - Check in time is 4:00 PM. Check out time is 11:00 AM. Unless otherwise authorized by Guest Haus.

2. PARTIES AND EVENTS - We do not allow parties, loud gatherings or events of any sort to be held in the property. We greatly appreciate your compliance on this as we do not want any issues with our neighbors or the city. Any reports or evidence of a party or organized event taking place will lead to an immediate vacation of the property, without reimbursement.

3. NOISE - Please keep the noise level down after 10 p.m., in accordance with the city bylaws and to not disturb the neighbors.

4. BROKEN ITEMS - Please inform Guest Haus of any damages or broken items that noticed upon your arrival. Furthermore, accidents happen and if something breaks during your stay, please inform us, in order for us to replace or repair it prior to a following Guest's stay.

5. NEIGHBORS - Guests must notify Guest Haus of any complaints from neighbors as soon as possible.

6. PETS - We do not allow pets or animals of any sort. Any evidence of pets or animals will be subject to an additional cleaning fee of $250.

7. SMOKING - Smoking is not permitted inside the property. You may smoke on the balcony or on the rooftop terrace. However, do not throw any debris on the floor or off the balcony/roof. Any evidence of smoking inside the unit will incur an additional cleaning fee of $500.

8. VISITORS - Guests are responsible for their visitors. Visitors must comply with the House Rules, and Guests will be held liable for any violation as if the violation was carried out by the Guests.

9. GARBAGE AND RECYCLING - Guests are to dispose of garbage and recycling into the building's allocated bins. Excess rubbish must not be left in public or common areas.

10. SECURITY - Guests must ensure that all doors and windows are properly locked every time they leave the property, and at the end of their stay. Failure to maintain the security of the property (locking doors and windows) will result in a $200 fine and Guests will be held responsible for any related damages/theft that occur during their stay.

11. FIREWORKS - The use of fireworks anywhere on the property premises is strictly forbidden, subject to a a $500 fine and Guests will be held responsible for any related damages that occur.

12. PARKING - Guests may park solely in the allocated parking spot, which will be provided with the check-in instructions.

13. REPAIRS AND REPLACEMENTS - Every attempt is made to maintain the property in the best of condition. Guest Haus does not guarantee that appropriate repair and or replacement will be performed during the Guests' stay. It is the Guests' responsibility to immediately notify Guest Haus of any issues with the property during their stay so that repairs and or replacement may be promptly taken care of to the best of the Guest Haus' ability.

Guest Haus is not responsible for any occurrences to which we have no immediate control. These inconveniences include but are not limited to: weather conditions, power outages, road conditions or breakage of non-essential appliances (including, but not limited to: dishwasher, grill, pool heater, washer and dryer)

*Please inform us if any of the equipment in the house is not operating correctly. We will make every reasonable effort to make repairs as quickly as possible.

14. TOILET - Do not flush anything down the toilet other than toilet paper. This can cause plumbing issues and Guests will be held responsible for any related damages that occur.

15. COMMON AREAS - Please be respectful of the common areas that are shared by all tenants, guests and owners of the units in the building. Do not leave trash or belongings outside of the unit and respect all rules and regulations.

16. EXERCISE EQUIPMENT - Use of the exercise equipment is at your own risk. Please use it with care.

Cancellation

Cancel 7 or more days before check-in for a full refund, less a 3% payment processing fee. Inside 7 days, the booking is non-refundable.
