About the home

Warm oak and cool concrete run through the whole home, met by clay and terracotta tones and clean, minimalist lines. The backyard is the reason to book it: a swimming pool with teak loungers, a fire pit ringed with Adirondack chairs, a covered dining table for 8, a BBQ, disc golf, ping pong and cornhole. A game room painted deep green holds a leather topped poker table, foosball and darts, with glass doors opening straight to the pool. String lights run the length of the back fence, so the evening does not have to end when the sun does.

The space

Upstairs, the primary suite holds a king bed, a private desk and a walk in closet. Its bathroom is wrapped floor to ceiling in emerald green tile, with brass fixtures. A queen bedroom leans into rust: terracotta lamps, a rust striped jute rug, a black dresser with brass pulls. A third bedroom has a full bed in dusty blue and tan, a mid century walnut dresser and open pine shelving, and a glass paned door onto its own private patio. A second full bathroom, wrapped in bold coral tile, rounds out the home.

The main living area is anchored by a sectional and a rotating set of folk art prints, a cowboy in a wide brimmed hat, a rider beneath the moon. The kitchen carries the same materials: warm oak cabinetry, a waterfall quartz island, black dome pendants overhead. A round dining table nearby seats 6, set just behind a slatted wood room divider that gives the space definition without closing it off.

The game room is painted a deep, moody green. A leather topped poker table anchors one corner, with foosball, darts and a pair of curved rust ottomans. A queen sleeper sofa makes it a fourth sleeping space when you need one. There is a TV, and glass doors lead straight out to the pool.

Out back, a swimming pool anchors the yard, framed by a run of teak loungers and 2 oversized scalloped umbrellas. A fire pit sits ringed with Adirondack chairs. In between there is a covered dining table for 8, a proper BBQ, disc golf, ping pong and cornhole. String lights run the length of the back fence.

A few notes

This is a quiet residential neighborhood, so no parties, loud gatherings or disturbances. Keep noise reasonable through the day, and after 10pm no sound should carry beyond the property line. Those are City of Austin regulations.

No smoking anywhere on the property. Children need an adult with them at the pool.

The neighborhood

Holly, close to the lake.

Casa Tranquila sits in the leafy Holly neighborhood, where quiet residential streets meet some of the best food, music and nightlife in Austin. Lady Bird Lake and the Ann and Roy Butler Hike-and-Bike Trail are close by, used by locals for morning runs, walks, paddleboarding and kayaking with the skyline in view.

Rainey Street, with its bungalow bars, patios and restaurants, is a short ride. East Austin restaurants and cafes are nearby: Launderette, Kemuri Tatsu-Ya, Justine's Brasserie and Joe's Bakery, plus Desnudo Coffee and Figure 8 Coffee for coffee. Downtown, the Austin Convention Center and many of the city's live music venues are a short drive.

    Excellent stay! The place truly felt like a home rather than an Airbnb. The kitchen was incredibly well stocked, the amenities were excellent, and it would be a great choice for families. The rooms were comfortable, the beds were great, and we honestly didn’t want to leave.

    The location was also fantastic—close to plenty of restaurants, bars, and things to do. Our host was extremely responsive and made everything easy from start to finish. This is one of those places you could move right into and immediately feel at home. We would absolutely stay here again!

    The place was perfect for our family. We enjoyed many of the restaurants on the east side, and the proximity to the Moody Center and DKR was great. The pool was well shaded on a hot day.

    We had a great stay in Austin! The location was fantastic—walkable to so many great restaurants and the Holly Shores trails, which was a huge plus for us. The exterior of the house (front) was a little deceiving and overgrown however once inside, we were pleasantly surprised. It was clean, well decorated, comfortable, and had everything we needed. The linens looked clean and the master bedroom bed was very comfortable.
    The House host was extremely helpful. Gave us recommendations and information about local spots. We’d definitely stay here again!

    Our visit was amazing! I stayed here with my teens and younger children and they loved the place. The pool was a big hit with my littles and the teens loved the game room. The house was great and everything was provided. It was exactly as shown in the listing. Would definitely book again next time we come back to Austin!

1. CHECK IN /CHECK OUT - Check in time is 4:00 PM. Check out time is 11:00 AM. Unless otherwise authorized by the Host.

2. PARTIES AND EVENTS - We do not allow parties, loud gatherings or events of any sort to be held in the property. We greatly appreciate your compliance on this as we do not want any issues with our neighbors or the city. Any reports or evidence of a party or organized event taking place will lead to an immediate vacation of the property, without reimbursement.

3. NOISE - Please keep the noise level down throughout the day, but especially after 10 p.m. in accordance with the city bylaws and to not disturb the neighbors.

4. BROKEN ITEMS - Please inform the Host of any damages or broken items noticed upon your arrival. Furthermore, accidents happen and if something breaks during your stay, please inform us, in order for us to replace or repair it prior to a following Guest's stay.

5. NEIGHBORS - Guests must notify the Host of any complaints from neighbors as soon as possible.

6. PETS - Please clean up after your pets, in the house, backyard and front yard. Guests are responsible for pet safety around the pool. Do not allow you pets into the pool, or onto the furniture.

7. SMOKING - Smoking is not permitted inside the property, or outside while still in the premises of the property. Any evidence of smoking on the property premises will incur an additional cleaning fee of $1,000.

8. VISITORS - Guests are responsible for their visitors. Visitors must comply with the House Rules, and Guests will be held liable for any violation as if the violation was carried out by the Guests.

9. GARBAGE AND RECYCLING - Guests are to dispose of garbage and recycling into the allocated bins. Excess rubbish must not be left in public or common areas.

10. SECURITY - Guests must ensure that all doors, windows and gates are properly locked every time they leave the property, and at the end of their stay. Failure to maintain the security of the property (locking doors and windows) will result in a $200 fine and Guests will be held responsible for any related damages/theft that occur during their stay.

11. POOL - Swimming is at your own risk. All children must be accompanied by an adult while in the pool area. For your safety, no diving or jumping into the pool is permitted. Please do not run around the pool area.

Please keep all glass and food away from the pool, and clean up after yourselves.

Please keep noise levels to a reasonable level to respect our neighbors.

Do not tamper with pool equipment or attempt to adjust pool settings.

If there are any issues with the pool, or anything is broken and/or spilled into the pool, please contact us immediately.

12. BBQ GRILL - If you plan to use BBQ - please only do so if you are familiar with propane gas grills. If you need help or guidance please call management. This is to ensure your safety. The BBQ grill is in the backyard and is propane gas operated. We ask that Guests clean up the grill after each use, including pouring out the drip pan. Failure to do so may incur a grill cleaning fee of $100.

When finished using the grill, please ensure that the propane valve AND grill burners are shut off. Failure to do so may damage the property and Guests will be held liable for any damage that result.

13. FIRE PIT - The fire pit should be used responsibly at all times. Never leave it unattended while in use. Always turn the propane off completely after use. Keep flammable items away from the flames, and do not place anything on top of the unit. Make sure it is fully off before heading in for the night.

14. FIREWORKS - The use of fireworks anywhere on the property premises is strictly forbidden, subject to a $500 fine and Guests will be held responsible for any related damages that occur.

15. PARKING - Park up to 2 cars in the driveway. Free street parking is also available.

16. REPAIRS AND REPLACEMENTS - Every attempt is made to maintain the property in the best of condition. The Host does not guarantee that appropriate repair and or replacement will be performed during the Guests' stay. It is the Guests' responsibility to immediately notify the Host of any issues with the property during their stay so that repairs and or replacement may be promptly taken care of to the best of the Host's ability.

The Host is not responsible for any occurrences to which we have no immediate control. These inconveniences include but are not limited to: weather conditions, power outages, road conditions or breakage of non-essential appliances (including, but not limited to: dishwasher, grill, pool heater, washer and dryer)

*Please inform us if any of the equipment in the house is not operating correctly. We will make every reasonable effort to make repairs as quickly as possible.

17. TOILET - Do not flush anything down the toilet other than toilet paper. This can cause plumbing issues and Guests will be held responsible for any related damages that occur.

Cancellation

Cancel 7 or more days before check-in for a full refund, less a 3% payment processing fee. Inside 7 days, the booking is non-refundable.
