The living room sits under a dramatic red tray ceiling, with globe pendants and a mix of neon, photography and cherry blossom branches. The open kitchen and living area lead out to a backyard with a gas grill and fire pit, and that backyard is not fully fenced. Pets are welcome, and the second home can be booked alongside it.

The space

Unit B is a 3-bedroom, 2.5-bath home sleeping up to 10, with its own entrance, kitchen, living area and backyard.

The ground floor sets the tone. The living room is built around a dramatic red tray ceiling, fluffy globe pendants and an eclectic mix of art: Asian-inspired photography, neon signs, cherry blossom branches and a Buddha bust that somehow all works together. The kitchen is fully equipped, with a large center island that seats 4, a gas range, stainless appliances and teal subway tile throughout.

Also on the ground floor: a primary bedroom with 2 queen beds and a private ensuite bathroom, plus a half bath off the main living area. Upstairs there are 2 more bedrooms, one with a king, a painted ceiling accent and tree views on 2 sides, and one with 2 queens done in a retro red-stripe theme with cassette tape and camera art. A shared full bath and an in-unit washer and dryer finish the floor.

Out back, a gravel patio sits under a covered wood-ceiling overhang, with a gas grill, fire pit and seating.

Guest access

Unit B and its backyard are yours. Unit A, Unit A's backyard, the driveway and the garage are not included and should not be used.

A few notes

The backyard is not fully fenced. Do not let your pet off leash, as they can get out.

This is a quiet residential neighborhood, so no parties, loud gatherings or disturbances. Keep noise at a reasonable level during the day, and after 10pm no sound should carry beyond the property line. That is a City of Austin rule and we enforce it.

No smoking anywhere on the property.

The neighborhood

Near Manor Road and East 6th.

Unit B sits in East Austin's MLK neighborhood, a well-established and genuinely local part of the city. Downtown is a short drive, Mueller is close by, and the airport is an easy run out.

Food and drink are the reason people stay here. Micklethwait Craft Meats for barbecue, Jacoby's for ranch-to-table dinner on the Colorado River, Contigo for a patio night, and Este for coastal Mexican. East 6th and Manor Road are both close for bars, coffee and whatever else the group is up for.

    Place looked just like the pictures and perfect size for the six of us. This is a duplex so parking is shared in the driveway. On B side instructions stated to park under the carport and another car can fit behind. Additional cars had to park on the street. If you’re traveling with family and friends and it’s more than two cars, be prepared for street parking. The house was clean and spacious. The kitchen was stocked with silverware, plates and cups. The only problem we had were guests who were staying on A side synced their phone to our tv and we had exit out of it twice. Not a real problem, just a small annoyance especially if you’re into a good show which we were. Not sure if the TVs can be named so guests can know which TV to sync to. Overall, our experience was enjoyable and comfortable.

    Amazing host and amazing house to match. Celebrated a birthday weekend with some friends and this home was the perfect place to gather and enjoy the city. Very responsive and accommodating host. Will definitely be back!

1. CHECK IN /CHECK OUT - Check in time is 4:00 PM. Check out time is 11:00 AM. Unless otherwise authorized by the Host.

2. PARTIES AND EVENTS - We do not allow parties, loud gatherings or events of any sort to be held in the property. We greatly appreciate your compliance on this as we do not want any issues with our neighbors or the city. Any reports or evidence of a party or organized event taking place will lead to an immediate vacation of the property, without reimbursement.

3. NOISE - Please keep the noise level down throughout the day, but especially after 10 p.m. in accordance with the city bylaws and to not disturb the neighbors.

4. BROKEN ITEMS - Please inform the Host of any damages or broken items noticed upon your arrival. Furthermore, accidents happen and if something breaks during your stay, please inform us, in order for us to replace or repair it prior to a following Guest's stay.

5. NEIGHBORS - Guests must notify the Host of any complaints from neighbors as soon as possible.

6. PETS - Please clean up after your pets, in the house, backyard and front yard. An additional fee will be charged if you fail to do so.

7. SMOKING - Smoking is not permitted inside the property, or outside while still in the premises of the property. Any evidence of smoking on the property premises will incur an additional cleaning fee of $1,000.

8. VISITORS - Guests are responsible for their visitors. Visitors must comply with the House Rules, and Guests will be held liable for any violation as if the violation was carried out by the Guests.

9. GARBAGE AND RECYCLING - Guests are to dispose of garbage and recycling into the allocated bins. Excess rubbish must not be left in public or common areas.

10. SECURITY - Guests must ensure that all doors, windows and gates are properly locked every time they leave the property, and at the end of their stay. Failure to maintain the security of the property (locking doors and windows) will result in a $200 fine and Guests will be held responsible for any related damages/theft that occur during their stay.

11. BBQ GRILL - If you plan to use the BBQ - please only do so if you are familiar with propane gas grills. If you need help or guidance please call management. This is to ensure your safety. The BBQ grill is in the backyards and are propane gas operated. We ask that Guests clean up the grill after each use, including pouring out the drip pans. Failure to do so may incur a grill cleaning fee of $100.

When finished using the grill, please ensure that the propane valves AND grill burners are shut off. Failure to do so may damage the property and Guests will be held liable for any damage that result.

12. FIRE PIT - The fire pit should be used responsibly at all times. Never leave it unattended while in use. Always turn the propane off completely after use. Keep flammable items away from the flames, and do not place anything on top of the unit. Make sure it is fully off before heading in for the night.

13. FIREWORKS - The use of fireworks anywhere on the property premises is strictly forbidden, subject to a a $500 fine and Guests will be held responsible for any related damages that occur.

14. REPAIRS AND REPLACEMENTS - Every attempt is made to maintain the property in the best of condition. The Host does not guarantee that appropriate repair and or replacement will be performed during the Guests' stay. It is the Guests' responsibility to immediately notify the Host of any issues with the property during their stay so that repairs and or replacement may be promptly taken care of to the best of the Host's ability.

The Host is not responsible for any occurrences to which we have no immediate control. These inconveniences include but are not limited to: weather conditions, power outages, road conditions or breakage of non-essential appliances (including, but not limited to: dishwasher, grill, pool heater, washer and dryer)

*Please inform us if any of the equipment in the house is not operating correctly. We will make every reasonable effort to make repairs as quickly as possible.

15. TOILET - Do not flush anything down the toilet other than toilet paper. This can cause plumbing issues and Guests will be held responsible for any related damages that occur.

Cancellation

Cancel 7 or more days before check-in for a full refund, less a 3% payment processing fee. Inside 7 days, the booking is non-refundable.
